TENANT RESPONSIBILITIES
VISITS
Dulce Casa Mía will contact the potential tenant, through the contact information provided, to coordinate the date and time of visit to the 3 properties that interested them. The potential tenant must comply with punctual attendance on the assigned date and time, at the agreed meeting point.
Visit schedules are events that are scheduled ahead of time. We strongly recommend that you arrive 20 minutes before your visit time to enjoy the experience in a relaxed manner. We ask that you take into consideration elements such as traffic in order to be punctual. In the event that you arrive after your reserved time, your visit may not take place and will be rescheduled by DCM within a maximum period of no more than three business days, subject to the availability of the landlord.
There are no cancellations on the day of the visit. If for any reason you need to change the date, it must be done 48 hours in advance of the scheduled date of your visit.
In the event that you are unable to attend the visit in person for any reason, you will have the option of sending us a written note signed by you and attached to an email addressed to Dulce Casa Mía ([email protected]) 48 hours before the visit, authorizing the person who will carry out the visit on your behalf; attaching a copy of that person's identification document. This person will be subject to compliance with all the terms and conditions of Dulce Casa Mía, including the duty of confidentiality and internal negotiation within the website.
You can only schedule a visit to the same property twice. If you miss the first scheduled visit, you can request a rescheduling from DCM, who will reschedule within a maximum period of no more than three business days, subject to the landlord's availability.
If you have missed the two viewing opportunities and are still interested in purchasing the property, you will have to pay $9.99 for the service. If this property is no longer available, we will present you with another option based on the preferences you indicated.
NEGOTIATION AND OFFER
Immediately after the visit, and if you express interest in renting any of the properties visited, the negotiation and offer process will begin.
That is, the potential tenant will have the option to negotiate the price and discuss any other questions about the condition of the property through an expression of interest that must be presented to Dulce Casa Mía within a maximum period of 72 hours from the date of the visit.
If there is an expression of interest within the stipulated time, Dulce Casa Mía will present the offer to the landlord of the property or to his respective representative. The landlord of the property will have a period of 24 hours, counting from the receipt of the offer by the tenant, to accept or reject it. The landlord may also formalize a counter offer to the tenant, which will be transmitted by DCM to the tenant, who will have 24 hours to accept or reject it.
If an expression of interest is not received within the stipulated time, Dulce Casa Mía will assume that there is no interest in renting the property on the part of the tenant and will terminate the service.
ACCEPTANCE OR REJECTION
Once the offer (original or negotiated) is accepted by the lessor, the offering tenant is bound to comply with the lease offer; In this sense, the offering tenant will have three (3) days from the date of acceptance of the offer by the lessor to sign the lease contract so that DCM can continue the process.
If during the process of reviewing the rental contract referred to in the following paragraph, you have any comments, doubts or requests for correction, it will be communicated to the landlord so that they can express their agreement and, in such case, Dulce Casa Mía will make the change and the contract will be circulated again to both parties so that it is signed within three (3) days and provide the first month's payment and rental deposit (unless otherwise negotiated) for the landlord to sign the contract and have it notarized.
The tenant and the landlord, equally, are responsible for assuming the cost of the process of notarizing the contract (original and copy).
In the case of the lease contract, it is essential to establish that it will always be at the option of the lessor, request that it be recorded in the form and registered in the Ministry of Housing and Territorial Planning (MIVIOT); In such case, it will be up to the tenant to carry out the process of returning the security deposit once said contract ends and the tenant has satisfied and fulfilled all his obligations under said contract.
ACCOMPANIMENT (to the TENANT)
It will be the responsibility of the real estate broker (if he has one or has signed an exclusivity contract with him) to accompany the tenant, who must ensure that all the necessary documents are collected as established by law, and carry out the pertinent procedures.
In the event that, when registering on our site, you have accepted the exclusive brokerage services of Dulce Casa Mía, we will provide the necessary support until the successful completion with the signing of the rental contract and delivery of the keys to the property.
RESPONSIBILITIES OF THE LANDLORD
VISITS
As soon as there is an interested tenant, Dulce Casa Mía will contact the landlord to coordinate the date and time of visit to their property. The keys must be delivered to a location, by mutual agreement between the Dulce Casa Mía representative and the client, no later than the morning of the day of the demonstration. The Dulce Casa Mía representative will arrive fifteen (15) minutes before the agreed time to look for the keys, in order to formally receive the keys to the property in order to attend the appointment with the interested party.
Dulce Casa Mía is not obliged to travel outside the property's location to receive and/or deliver the keys. Dulce Casa Mía will be responsible for the physical integrity of the keys and is obliged to deliver them complete, without having copied or reproduced them, and in perfect physical condition. If for any reason a key is lost, broken or disabled, Dulce Casa Mía will be responsible for the cost of replacing said key and up to a maximum sum of B/.10.00. The keys will preferably be returned on the same day at a time previously agreed upon with the landlord of the property.
In the event that the property owner lives on the property, he/she must allow entry to the property on the date and time agreed for the visit and must allow the broker to show the property without intervening in the process.
